The advertised price includes the house itself, but excludes the cost of land, site and subdivision work, resource and building consent fees, services to the boundary and Council development contributions. Most certainly! Most lenders, including our partner lenders, allow and encourage land/home packages. This dispels the misconception that you must own your land outright to build your new home on it! We’re happy to answer any questions you may have about your property.

Most subdivisions will allow the homeowner to have an outbuilding, but each subdivision is governed by its own Community Covenants and Restrictions.  Normally, the shed or outbuilding will have to be constructed of the same material as the house. However, ew recommend going for stuccos as they are the trendier options. If you still want a shed, then we will definitely help you build one that suits your needs.

Usually, slab foundations take about 90-120 days and basement foundations take around 120-135 days to build. Nevertheless, delays such as weather, governmental codes, and permitting are taken care of to prevent downtime. Meanwhile, keep this at the back of your mind: those estimates are based on our average 3000 sq. ft. build size.  A 6000 sq. ft.  home can take longer to erect from scratch.

That’s great news! The first step is to find land to build on, and buy it. (We highly recommend that you hire a real estate agent for this transaction!) Once you have your land, it’s time to start talking to builders. Of course, we would love to be one of those builders you talk to! Plus, we’re happy to come out to your land for a visit so we can see what you have with our eyes  (at no cost to you). Once you pick your builder, talk to them about your budget, your ideas for designs, and more. Then hire us so we can start working on your project.

Yes. But only as long as your selections are in the conformity with the style of the subdivision Also, the colors and styles need to be selected before the particular selections are installed in the house. We occasionally go back and replace installed features for selections but that is the exception to the rule, not the norm of the process. So it is often best to finalize the preferred features before we start working on the project.

Design-build contracting is a building process where a builder is involved with every aspect of a construction project from the very beginning of the design process. That means in this arrangement, you don’t work solely with an architect to design your plans to completion. You also do not have to go shopping around for builders. Well, that’s the older model sometimes called “design-bid-build,”.

This is personalized and is  mostly best discussed with your financial advisor or mortgage provider. Generally though, the amount that you can borrow will also depend upon your employment history, credit history, current savings and debts It will also be contingent upon the amount of downpayment you are willing to make. If you want to see a home that is under construction, including your own home, there is not a single problem. But you have allowed us to enable you to do it as safely as possible.  As such, our team provides hard hats and close-toed shoes. If you have them already, the better. For your safety and everyone else’s it is important that you never enter a home under construction unaccompanied or without proper notice.
